------ Inventory and Schedule of Condition ------

In the Letting industry, an Inventory and Schedule of Condition are regarded as one document. An Inventory is an itemised listing of the items Elmhurst Accredited Energy Assessor (contents, fixtures and fittings etc) in the property and the integral Schedule of Condition describes the condition of the property, including walls, floors, ceilings etc and externally, the exterior and garden.

------ Why do I need an Inventory? ------

Since the Tenancy Deposit Scheme (TDS) came into effect in April 2007, it has never been more important to have an accurate and up to date inventory of all let properties. In the event of a dispute, this document provides evidence to support the Landlord's, Tenant's or Agent's cases, making them quicker and easier to resolve.

Because there will be documented evidence of the condition of the property, fixtures and fittings, tenants are encouraged to look after the property more than they would if no such inventory existed. Most tenancy agreements include a clause that the property should be left as it was when the tenant moved in. By having an inventory, the tenant will be more likely to hand the property back in good condition, so that he/she can reclaim the entire deposit.

At the end of the tenancy, we will check the condition and contents of the property against the original inventory and note any variations. This document will then enable the landlord or agent to agree with the tenant how much of the deposit will be returned to them. If no agreement can be reached, then the matter can be referred to arbitration under the relevant Tenancy Deposit Scheme, and the Inventory will be the main document on which the arbitrator's decision will be based.

------ What about unfurnished properties? ------

Even if you are letting an unfurnished property, an Inventory is still an essential document. Although there will not be any furniture, you still have the walls, floors, windows, kitchen and bathroom fixtures and light fittings etc. Some unfurnished properties include curtains/blinds, cooker, washing machine etc as standard. These can be very easily damaged or stained.

If any damage is discovered during the Check-out, this will be documented such that an appropriate deduction can be made from the tenant's deposit.
