We will inspect all accessible rooms and include a brief inspection of the exterior and garden (if any).

Our pricing assumes properties of normal proportions and includes for up to 2 reception rooms and 2 bathrooms/en suites, and excludes loft spaces, cellars, garages, outbuildings and garden sheds. A conservatory counts as a reception room. Any additional rooms and normally excluded areas can be included at a charge of £7.00 unfurnished and £10.00 furnished per additional room/area. No areas can be inspected if crammed full of furniture or belongings.

Our definition of 'furnished' assumes that the property is lightly furnished only. If the property is heavily furnished, we reserve the right to increase the charge at a rate of £15.00 per half hour for each half hour above the normal time taken (including checking, recording and typing time) to reflect the additional time incurred. Typically, this occurs where there are large numbers of utensils in the kitchen, where there are ornaments, books or linen, or where there is a large amount of furniture in the property.
